Xaman Ha Condominiums are on the beach just 300 meters south of the ferry dock to Cozumel in Playa del Carmen All the units in this deluxe building have AC, a view of the Caribbean and comfortable furnishings. The condos range in size from one to three bedrooms -7004 has a king size bed in the master bedroom, two double beds in the second and a queen in the third bedroom, ceiling fans, fully equipped kitchen with granite counter tops, large size appliances, and custom cabinetry, and an open dining and living room area. Each condo has TV with either cable or satellite reception. A double balcony offers a spectacular view to the Caribbean and a chance to enjoy the tropical breeze.Local twig furniture provides a comfortable place to sit. No plastic here. Down by the water the pool area is very large with lots of room to sunbathe. An elevated shade pavilion between the pool and the beach gives a perfect vantage point for viewing both while comfortably out of the sun. The pool is tremendous with a bridge span and plenty of shallow area for young swimmers. Essentially all of Playa del Carmen is at your feet.

Reservation policy:

Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure. We prefer your reservation be paid with check or money order. We accept VISA or MC with a 5% processing fee. A 50% deposit is required to hold your dates. Your balance is due 45 days prior to arrival, 60 days for holidays.

Payment policy:

Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if it's possible. A limited number of cribs, cots, strollers, cell phones and other items not included in the rental are available on a first come first serve basis at USD 40.00 per week and must be reserved and paid for prior to arrival. Rented cell phones come with a credit of 200.00 Mexican Pesos included in the weekly rental fee. Additional cards "Fichas de amigo" can be purchased at many local stores. All rentals are subject to Mexican laws and regulations. Maid service is three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $20 per day. At the time of final payment you will receive an email outlining the additional services we offer, including airport transportation. Please let us know at least a week in advance which services you would like us to set up for you. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit. Use common sense and to ensure a safe trip, lock all doors and windows when leaving the premises.

Cancellation policy:

Cancellations made 60 days before arrival are 50% refundable, within 30 days non-refundable at the owners discretion. Cancellations and refunds are based on the ability to re-rent. A cancellation fee of US 150 will apply. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave. No pets allowed. No smoking inside the property. Three night minimum stay.
