Terms and Conditions of Rental: -The Bonita is located at: Emerald Island Resort, Kissimmee, FL 34747, -The rent is US $ per night for total charges that include 13% state and county taxes, a security deposit of $500.00 balance due payable as follows: Payment of $500.00 within 10 days of reservation. Balance of total rental 60 days prior to arrival. All quotes are based on US Dollars. The US Dollars rate does not change regardless of the exchange rate. -Date arriving departing - A security deposit of US $500.00 is required and will be returned by owner within 30 days after the lease expiration less any amounts deducted for damages. -Cancellation Policy: Less then 30 days cancellation will result in a 100% loss of Security Deposit. All additional monies are refunded in full. Checks Payable To: Deborah White 187 Kent Drive East Greenwich R.I. 02818 -SMOKING IN OUR HOME IS STRICTLY PROHIBITED. Failure to comply with the smoking policy will result in a complete loss of security deposit. -Check in time is 4:00 PM or later on the day of arrival. The property will be ready for occupancy at the beginning date on confirmation form. -Check out time is 10:00 AM or earlier on the day of departure. You must vacate property promptly on ending date of the confirmation form. -Early arrival or late departure may be possible subject to availability and charges may apply. -Guests may not adjust any of the pool settings. - It may be necessary for staff or agents of the property management company to enter the property in order to perform routine maintenance and repairs. -No Pets Allowed -Additional cleaning above and beyond that which is reasonable will be charged at a rate of $25.00/hour. To ensure that you do not receive additional charges: -Leave all pots, pans, dishes, and glasses clean and returned to the cabinets. -Wash all pool towels and robes before your departure -Strip the sheets and pillowcases, launder as many as possible. -Put all toys, books, games, movies, game system games and furniture in their original location. -Put all trash in plastic bags and leave in outside barrels. -The owner, Management Company, and their agents accept no responsibility or liability for loss of personal items while staying in/on the property or after departure. -Parents must at all times, supervise children when using pool facilities and the facilities of the development. -The owner/management company and its agents accept no responsibility for failure of equipment in the rental property. After notification of equipment failure, the management company will rectify the problem in a reasonable and timely manner. -Please do not use pool fence as a cloths line there are 2 pool towel holders on the lanai. For your information, although our properties are completely furnished, we do not provide the following items: -Laundry Detergent -Cleaning Supplies -Food Supplies -Trash Bags -Paper Products ex. toilet paper, paper towels, tissue, napkins I agree to the above terms and conditions of the rental. If the property is not left in a suitable condition, it may be necessary to charge the security deposit to cover the extra cleaning and repairs. Any handling of the pool equipment may also lead to a full loss of the security deposit. Please act in a courteous manner towards your neighbors who may be permanent residents. Please keep noise to a minimum during early mornings and late evenings, particularly around the pool and patio areas. Quiet time is generally considered to be 9pm to 9am. Excessive noise may result in a visit from the on site security or even the local Sheriff. This could lead to your party being excluded from the property without refund.
